About Warwick
The village of Warwick is located in Warwick Township in northwestern Chester County. Routes 23 and 345 meet in the village, which is about 12 miles from Pottstown, 20 miles from Reading, 28 miles from King of Prussia, 35 miles from Lancaster, and 45 miles from Philadelphia.
Warwick Township was important during the Revolutionary War because its iron furnaces produced cannon and shot for the American war effort against the British. In neighboring Elverson, for example, you will find the Hopewell Furnace Historic Site, America’s best-preserved example of an 18th century iron plantation.
The Furnace supplied artillery and ammunition for George Washington’s army, and at one time his forces came within three miles of Hopewell. It also produced iron during the mid-1800s for Civil War weapons.
Warwick also serves as Chester County’s gateway to French Creek State Park, a 7,730-acre park in Hopewell Big Woods that straddles the Schuylkill Highlands and is the largest block of contiguous forest between Washington D.C. and New York City. The park is a popular destination for families who love to hike, bike, fish and camp.
Warwick is served by the Owen J. Roberts School District, headquartered in Pottstown, which operates five elementary schools, one middle school, and one high school in the district.
In terms of things to do in the area, the fact that you’ll be living only 20 miles from Reading, PA means you’ll have a wealth of options that everyone in the family can enjoy!
Three Tips for Finding Your New Home
- Research.
Make a list of the features you need in a home, as well as features you might like to have. What type of home would fit your lifestyle? Do you prefer a new or existing home? A ranch or a multistory home? Are you looking for a starter house with plans to move up in a few years, or do you hope to stay in the home for five to 10 years?
Identify several neighborhoods you’d like to live in based on commute time, schools, recreation and price. Then visit BerksRealEstate.com to find homes in your price range in your favorite neighborhoods. It can be helpful to take notes on each home to becoming frustrated about forgetting why you liked or disliked a particular home.
- Get pre-approved.
Gather your financial records and meet with a lender to get pre-qualified for a home loan. This will tell you how much you can afford to spend and eliminate aggravation and potential heartache. Many sellers will find your bid less attractive if you don’t already have your financing in order.
- Work with a realtor.
Buying a home is often the largest and most expensive purchase people make in their lifetime, and a real estate agent who represents your interests as the buyer can make the home buying process much easier.
A member of the RE/MAX International Hall of Fame and Chairman’s Club, Matt Wolf and his team have vast knowledge of the area and can suggest some of the best locations to help you find the home of your dreams.
